Wow, a real Tardis of a home. The owners have lived here for the past seven years and raised a young family. It is a unique and perfect family home. The property absolutely has to be viewed to understand its uniqueness and the separation of areas within the home and the vast amount of light the property lets in via the large and multiple windows. And also to understand how private the home is - you would hardly know you have neighbours. The house is over 2,300 sq ft and we believe it sits on one of the largest plots in Queens Park at 0.4 acre. During their time here, the owners have made significant improvements including:
- Rewired
- Replastered
- Redecorated

- Creation of shaped and extensive rear patio, wired ready for lighting
- Air conditioning units to all 4 existing bedrooms
- The air conditioning units allow the ideal temperature to be maintained in the bedrooms, winter and summer and as such controls the energy bills.
Interestingly, the owners haven't refurbished the 3rd floor and there is potential to create a guest suite or perhaps a games room.
With parking for 4 cars plus a garage this makes a perfect family home with the sheer pleasure of sitting on the patio and taking in the magnificence of the garden.
Perfect, unique, substantial, private.

AREA DESCRIPTION
What a great location, just a short stroll from the peacefulness and open green spaces of Queens Park Golf Course and Strouden Park (both of which are areas great for dog walking), yet just a couple of minutes to the Wessex Way, with at least dual carriageway to the New Forest, Southampton and the UK motorway network. It is just a couple of miles to Bournemouth Railway Station, where London is under 2 hours away and there is also a direct service to Manchester. And you are under 4 miles to Bournemouth International Airport, which is one of the fastest growing in the UK. Neighbouring Poole also has a ferry service to France and the Channel Islands.
Locally the area has become a major employment hub in the South of England with the headquarters of JP Morgan just a few minutes drive away. Plus Vitality, LV, Sunseeker, Merlin Entertainments and the RNLI are all within the Bournemouth and Poole conurbation.
One of the reasons for the popularity of this area is the quality, choice and proximity of the schools. At primary level there is Queens Park Infant Academy, Malmesbury Park Primary School and St. Walburga's Primary School, all of which are Ofsted rated Good, as well as Avonwood Primary School (Ofsted rated Outstanding). Very close by at secondary level are the Bishop of Winchester Academy (Ofsted rated Good) and the two grammar schools for boys and girls, both of which are Ofsted rated Outstanding. The independent Park School is in Queens Park and is for ages from nursery to Age 11. It is rated excellent in all areas by ISA (Independent Schools Inspectorate).
Just down the road from the property is Castle Lane, home to the famous Castlepoint Shopping Centre which should meet most of your shopping needs. It has lots of major retailers including M&S, Sainsburys, Asda, B&Q, Next, JD Sports, H&M and many more. Plus there are also plenty of good eateries including Nando's, Five Guys, Starbucks and Costa. There is a short cut walk to Castlepoint through Strouden Park.
Bournemouth town centre itself is a fun destination: lots of shops, pubs, eateries and great entertainment: The BIC, The Pavilion Theatre, The Bournemouth Air Show, the summer fireworks plus 7 miles of award winning beaches all the way to the famous Sandbanks and to Poole Harbour, the 2nd largest natural harbour in the world. You can walk to Charminster high street which is well known locally for the quality and diversity of restaurants. Nearby Christchurch is an enchanting town on the river.
Dorset is rich with sporting venues. Of course the sea: as well as boats, Poole Harbour is a well known hub for windsurfing and kitesurfing. The Purbeck Hills is a destination for cyclists with the Jurassic coast a popular route for walkers. Closer to home you are literally on the doorstep of Queens Park Golf Club. West Hants Tennis Club is around 2 miles away. You can walk to BH Active Live Queens Park, with an array of gym facilities and classes. Just the other side of the Wessex Way is the BH Active Live Littledown Centre, which is the largest of its type in Dorset with a gym, classes, swimming pool, football facilities and much more, including a soft play centre for under 5s. There are 5 gyms within easy reach of Bower Road. Bournemouth Hospital is also situated opposite the Littledown Centre, as are several other major local employers.
A really great location with a wide variety of facilities close at hand.
